Warm Homes Loan Scheme: a guide for homeowners

Planning to install solar panels, battery storage or a heat pump? The Warm Homes Loan Scheme could help you finance eligible home energy improvements.

Selina Finance is one of the participating lenders. Our scheme loans are available exclusively through our partner, OpenSolar. To get started, speak to your installer and ask about Selina Finance through OpenSolar.

This product is part-funded by the UK Government (Warm Homes Loan Scheme).

What is the Warm Homes Loan Scheme?

The Warm Homes Loan Scheme is a UK government scheme that supports reduced-rate loans for eligible home energy improvements.

It is a loan you repay, rather than a grant paid directly to you. Each participating lender has its own products, eligibility requirements and application process.

Who can apply through Selina?

Selina’s current offering is available to homeowners who:

  • Have a property in England or Wales.
  • Are applying for improvements to their main home.
  • Have an existing mortgage on that property.
  • Meet our eligibility, credit and affordability requirements.

Second homes, let properties and homes owned outright are not eligible for Selina’s current product.

How does Selina’s loan work?

We offer a five-year fixed-rate loan over a five-year term, secured against your home alongside your existing mortgage.

Your existing mortgage stays in place, and you make separate repayments on your Selina loan. The five-year term applies to Selina’s current offering; other participating lenders may offer different terms.

A product fee of £495 or £995 applies. The applicable fee will be confirmed in your loan offer and is payable when you accept it. Review the fee, interest rate, monthly repayments and total amount repayable before deciding whether to proceed.

Early repayment charges of 5%, 4%, 3%, 2% and 1% apply in years one to five. You can overpay up to 10% of the balance every year without a charge.

Which improvements can I finance?

Subject to eligibility and lending requirements, Selina’s offering supports:

  • Solar photovoltaic panels: up to £15,000.
  • Battery storage: up to £15,000.
  • Air-to-water heat pumps: up to £20,000.
  • Ground source heat pumps: up to £35,000.
  • Small wind or micro-hydro systems: a shared limit of £20,000.

You may be able to finance more than one eligible improvement, but the maximum total loan is £65,000 across all measures combined.

Related installation costs, such as scaffolding and pipework, count towards the relevant measure’s limit. The amount you can borrow depends on your project and our lending assessment.

An EV chargepoint can be included as part of a solar or battery installation, within that measure's limit, if the installer and charger are OZEV-approved.

Your installer’s MCS certification must cover each technology being installed.

General home improvements, such as insulation, windows, doors and roofing, are outside Selina’s current scheme offering, and we do not yet support biomass boilers, heat network connections and air-to-air heat pumps.

How do I apply?

1. Speak to your installer

Discuss your plans with an appropriately certified installer and ask for an itemised installation quote.

2. Ask about Selina through OpenSolar

Your installer needs to use OpenSolar and have access to Selina’s scheme offering.

If they are not set up, or cannot see the scheme option, ask them to contact support@opensolar.com about setup and availability.

3. Review the finance option and apply

Where a suitable Selina scheme option is available in your OpenSolar proposal, you can review it and follow the application link.

Selina will assess your application, including eligibility, credit and affordability checks. Seeing a finance option does not guarantee approval.

You cannot currently start a Selina scheme application directly through our website or through a broker. Your starting point is your installer’s OpenSolar proposal.

Will I need money upfront?

You may need to cover a substantial part of the installation cost before your loan is paid out.

Your installer may require a deposit and stage payments before or during the work. Agree the payment schedule with them and make sure you have the funds available before committing.

Selina pays the loan directly to you after the installation is complete, the required documents have been checked and the final loan paperwork has been signed.

You can then settle the installer’s remaining balance and reimburse yourself for eligible installation payments already made, within the agreed loan amount.

The product fee is payable when you accept your loan offer. Interest and loan repayments begin when the loan is paid out.

What happens after installation?

Send Selina your installer’s final invoice and the relevant MCS installation certificate.

Once these have been checked, we will send you the mortgage deed to sign. After the completion requirements are met, we pay the agreed loan amount to you.

You must then settle any remaining installer balance and provide proof of your installation payments within 14 business days of receiving the loan.

If the final installation cost changes, contact us before completion, as this may affect the amount we can lend.

Can I use a grant as well?

You may be able to combine a qualifying loan with a Boiler Upgrade Scheme grant for a heat pump.

The full installation cost is checked against the relevant measure’s limit before the eligible grant is deducted from the amount we lend.

Restrictions apply to combining funding for the same work. You can't have more than one Warm Homes loan for the same improvement, although loans for different improvements are allowed. A heat pump can't replace an existing low-carbon heating system. Tell us about any grants or other scheme finance you have applied for so we can check eligibility.

Ready to get started?

Speak to your installer and ask about Selina’s Warm Homes Loan Scheme offering through OpenSolar. If they need help getting set up, ask them to contact OpenSolar.

All loans are subject to eligibility, credit and affordability checks.

Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
